Billing issues from our builder
Our builder had been billing us month to month and we had been paying every month for his work and for his contractors work. Our house closed Oct. 18 2007. Jan. 31 2007 he came up with charges going back to Oct. 26 2004. We heard from someone that builders/contractors have 60 days to brovide billing. What is our legal stand on this?
Are verbal agreements upheld in a court of law?
My six month lease has run out. Prior to signing the lease my landlord and I agreed to month to month leasing. The landlord called last monday (6/12/00) and asked if I would be willing to sign a lease through September, I agreed to this. She said she would send the lease in the mail and that I could send it back after filling it out. The very next day the landlord calls and leaves a message stating that she has accepted a cash deposit for the apt. and that I have to be out by Aug. 1st of this year.
Would the verbal agreement (lease through Sept.) be upheld in a court of law? Do I have any recourse as a tenant?
How can I evict my tenant quickly?
I own a townhouse in CO. My tenant has defaulted on his lease agreement several times. Attempts to reach him are unsuccessful (email, phone, personal visits, certified letter). He previously signed a 6 month lease. When that agreement expired, he signed a month to month. He is impeding the sale of the home and I want to terminate his lease but can not reach him to notify him. What’s the best legal course I can take? According to his agreement, I only have to give him 30 days notice.
Liability of a co-signer
My husband co-signed on a rental lease agreement for his daughter in Phoenix, Az. She has broken the lease and Collections U.S.A., Inc. wants us to pay the full amount which is $5,600. They are willing to take $4000 from us and will go after the daughter for the rest. Why should we have to pay the larger amount?
Levy on Property
I bought my residence (duplex) in 1995, there were 2 gentleman living in one side of the unit, they were on a month to month lease with the property co that managed the property since i was going to live in the property i gave them a notice to vacate, after 60 days they were gone they paid norent in that time so I used their damage dep to cover some of the rent, the filed a suit agaist me for damages because they had to move we went to court we both had laywers, and they sued me for moving expenses etc..i lost the court case and a judgement of approx. 2500.00 was issued against me.they never collected the judgement..now i have sold my property and saw they had issued a lein against my property i am due to close very soon, how do i go about trying to get the lein lifted?? what if these people cant be found?? i am a senior citizen and dont have much money to hire a laywer, but if i have to i will, i just want to sell my property..will this hold up the sale of my home?? please any information will be greatly appreciated..thank you.
