The building I rent in (2 family house) has been sold. The previous landlord and I hand wrote into lease that the new owner must honor lease. I have not signed a new lease w/new owner. Is my old lease void as the lessor no longer owns the property? Things are not going well with the new tenants upstairs and we may have to leave. Do I have any legal obligations to the current owner? I am assuming that I am now renting month to month w/no lease.

Rental Lease Term
The first lease we signed was an annual tenancy commencing on the 16th day of April 06 with no specified end date, though it would be May 31st 07 according to the annual tenancy clause. Our landlord continuously delayed getting the second year lease to us. We continued to pay rent. When he finally delivered the lease to us, it was the end of July, over a year later. Assuming the start date of the second lease would be shortly after the end date of first lease, despite the delay on landlord’s part, it was signed and we stayed another year. It is now May 2008 and we are ready to find a new place to live…however the dates on the second lease read August 1st 07 thru July 31st 08.
As a result of our landlords delay, we signed into a second year lease which actually ends more than a year later. Is there any legal ground on which we can dispute this due to the 3 month gap between the two lease terms?

3 years ago,w/out a laywer and in order to save money, i drew up lease agreement with party who wanted to rent my building and buy it in 3 years. he has been an excellent tenant and has always paid his rent on time. he is ready to purchase bldg. in july and i am ready to sell. sale price has been agreed upon…we have been receiving set amount for down payment each month. everything is in order and i see no glitches. Do i have to have a lawyer present at the closing as everything is very cut and dried and i would like to save the money now also? He does have a lawyer and she will be present. please advise…………Thankyou

Possibly sold a used car to a minor
Sold my used car to a young looking person. I asked him if he was at least 18 and he said, ”Yes”. I then asked for his driver’s license and he claimed he didn’t have it on him. I sold him the car anyways. I had him sign a contract stating that the car was ”AS-IS” and that I’m not responsible for the car upon it’s delivery to the buyer. We exchanged Title, bill of sale and cash.

My question is, if he is under 18 (which he lied to me) and he then crashes the car and becomes injured, does he (or his parent) have any legal resource against me? Is that contract valid if signed by a minor who knowingly lied about his age?

I’m trying to gauge how worried I should be about this. I called him after the sale, again, to confirm that he was at least 18 and he said he was.
