Mechanic’s Lien on Mobile Home
If a person sells a mobile home that a contractor has done work on before the bill is paid and the home is re-titled can a mechanic’s lien be put on the home after the sale?
leasing without privacy
my husband and son and self are leasing a 3 bed house with large shop . first moved in signed a years lease with the landlords then we had a friend who ended up starting a business there, mechanicing. we then started having everyone and their brother up our lane in and out. the landlord then signed a month to month with the friend cuz we were not about to pay 600 a month in place of our 400 we pay now. we tried to work it out but got worse .the landlord said so if you guys can’t work it out then your both out. we were told earlier that we had first choice and now we are being forced into having no privacy what so ever. the landlord had a meeting and said that all other papers were void and never gave us anything in writing statin this.i even tried to move and the landlord begged me to stay on saying that we would get what we wanted just us living here, but that never happened. i feel that we were here first and it isn’t our place to provide him with a shop to rent . help me please if you need i can email you the whole story and fax you copies of the agreements we have now. just please help us we are going crazy and this friend is not our friend any longer. signed desperate
We have a 3 bedroom rental that has been rented since December 1998 by a couple and their 15 year old son. We had a one year lease until December 1999 at which time we decided to make it on a month to month basis. As of today we have received rent for the month of January. We served them with a notice that they were to be evicted by March 10th. Are there any laws that will prevent this during the winter months as they do have a 15 year old. The rental is located in Montana state. Also what are the proper procedures now that we have given them notice if they do not move.
Live and work in multiple states
My husband and I are thinking of creating a Living Trust and Living Will. We have a business and residence in one state and residence in another. We have children and grandchildren in both states as well as parents on one side in one of those states and parents on another side in yet another state that would all benefit from the trust/will. From what we have seen, we have to choose a specific state. What do WE do since we have multiple states?
breach of contract with a quit claim deed/used for contract for deed
I sold my house and land using a quit claim deed form, i specified a contract for deed giving exact dates and amounts to be paid me over a period of time. the payments have been late, i have nearly lost my house 2 times into forclosure with my mortgage holder for nonpayment or late payment. A very large down payment is due and will not be made, i want to evict these people due to breach of their contract with me. I know it is winter,they do have a handicapped child, but i need my money which they already told me they don’t have. what can i do and what are my rights to get this taken care of.
