Lease agreement
We moved out early but agreed to honor the lease and pay the utilities, as long as the landlord ACTIVELY looked for another tenant. We found that he has only listed the property with one realtor not the the MLRS and is doing extensive renovations on our dime. How can we legally get out of paying for the rent and utilities?

I have a signed lease agreement with date to begin occupancy. I
also have given security deposit. Landlord has had 2 months prior
notice to have residence ready and 4 weeks since signing of
lease. Landlord says he does not have ready for date agreed
upon and listed on lease. I have to move from current residence
and have no been given any assisting options from prospective
landlord. What can I do ? I will be without home soon.
please help point me in the right direction for help.

Landlord verses tenant
My last tenant skipped out on 2 months rent, ended a 1 year lease agreement, stole a new stove from the property and used a bogus lease and forged our names to get the utilities turned on. I went to court and had a judgement put on her for the 2 months rent. The courts will not garnish wages until I find where she is working. I was told by the court, if I did not have a witness that saw her steal the stove, even though she was the only one with the keys, that she could come back on me and file a suit of slander. My question is, should I go ahead and file the suit for the stove($500) and can I take her for the whole year lease? She keeps doing this to landlords and getting away with it. I want her stopped! Should I write to the Attorney General in my State with all the info to see if I can get something done? Doesnt seem like the courts are going to help the good guy. She has played the system and knows that she can keep getting away with scamming good people . Would appreciate any advice.

Las Vegas Landlord/Tenant: My tenants are breaking their lease early.

Las Vegas Landlord/Tenant: My tenants are breaking their lease early. They’ve been there just over a year and still have 10 months left on the lease agreement. In Early March they wanted us to reduce their rent by 25% claiming hardship. We politely said no because 1) It’s a fixed lease agreement and 2) they won’t provided any documentations to support their story.

We wrote them a lettter declining their request, reiterated their numerous lease violations such a unauthorized pets, unauthorized alterations to the premises, damages, and nuisances. We also requested the annual home inspection be done before my husband’s deployment.

Six days later, they responded in writing that they’re well able to pay the rent and will abide by the lease agreement. We had the home inspection done and gave them a copy of the report listing the damages that needed to be repaired and any lease violations. Five days later, they gave us a 30-day notice wanting us to reduce the rent by 50% claiming hardship.

We sent them a move-out letter because it’s rediculous what they’re asking.

They’re moving out early May. What is my next step and how do I go about suing them for the remainder of the rent on the lease and damages since they’re not likely to leave the place in good condition. It’s more likely that the amount will exceed the small claims court limit of $5000 since their rent is $2400/mo. Since they’re business owner, can I also sue them and their business.

I would greatly appreciate any directions and need a great attorney.

apartment lease agreement
I moved out of the apartment on june 19, 2006. The apartment manager and i agreed to use my $600.00 deposit to cover the july rent and that will take me off the lease as they need that one month to get another renter to rent the apt. We agreed upon this term and i left for the state of california.

To my surprise, i just found out that the leasing company did not honor their agreement. They had put collection of $1200.00 on my credit report for the month of august and september
