I cannot afford my rent. I need to move. Can I break my lease due to hardship? I know landlord has a list of people waiting for an apartment. What should I do? I do have a place to go.

    If your landlord has someone ready to rent your unit, ask him if he would like to terminate your lease and rent to someone else. It is to his advantage to avoid suing you for rent you do not have.

    He has an obligation to mitigate any damages he may incurr if you stopped paying rent and abandoned the property so he is not going to get much if he has a list of potential tenants.
