Want To Sell Mobile Home Privately
We own a double-wide mobile home (we hold the title) that sits on a rented lot. Someone wants to purchase the MH by putting X amount of money down and then pay us the balance over the course of a year. How do we go about this? What forms do we need? Do we still hold the title until the balance is paid off? Who is responsible for the taxes? Any help you can provide in the process would be appreciated. Thanks!

Mobile Home (as in Mobile Home Park- a fixed structure on rental property) purchased through a Realestate Company. Bank Loan was paid in full and received a Notarial Release Letter (of encumbrance) from Bank in lew of a Title due to ”Bank from which the Loan was assumed did not forward the Title”. Application to Harrisburg for Duplicate Title was rejected because the Title is named to the Realestate Company from which the Home was purchased and NOT under the Loan Purchaser.

I recieved a call from a collecter saying i am not able to pick up a phone and call them back because i am on ssi disability he insinuated that i was retarded because of my disabilility. he calls day and night i have a mobile home loan from them did he have the right to look and find out how i get my income. he said i see you are on disability if you do not know how to pick up a phone to dial get help. thank-you Paula

My landlord is trying to collect a 10% commission on the sale of my mobile home.
I rented a lot for 18 years without a lease where I had my mobile home. About the 6th year my landlord came up with this plan that he would charge anyone selling thier home a 10% commission because he felt that we got more for our home because it was on his land. We never had anything in writing about anything. When I sold my home last year he started in on my owing him 10%. I spoke to the realtor helping me buy my new house. He told me to stay away from the guy. Which I did now for the past several months he’s been sending me certified letters threatening to take me to court. He claims he has witnesses to my agreeing to pay him. When I moved he was making such a fuss that the check I received from the buyer for thier portion of the lot rent I signed over to him. He is now claiming that it was my first payment towards the 10%. It wasn’t, I was just trying to get out of there. What can I do to stop this? I’m a single woman and can’t afford the 10%.

I now handle my mother’s finances. She has a history of unpaid dues to her mobile home association. The property is up for sheriff sale in October. I sent a partial payment towards the debt owed on her behalf and it was returned to me with a letter stating no payment other than in full will be accepted. Is this legal?
