I plan to rent a house and operate an approved NY home daycare, with the landlord approval. Can a landlord break a rental agreement and for what reason? What if they want to sell the home after we moved in? Thank you

Be certain that zoning permits the use. With a written lease, the term should survive the landlord change. Most commercial leases will run at least 3 years anyway.

Have your lease agreement reviewed by a commercial real estate attorney both for the grounds on which the landlord may terminate the lease and the purposes of your occupancy. Just because your lease appear to be a standard form, do not assume that your rights as a tenant would be protected or that the contract overall is fair. Almost all of them are heavily landlord-biased.
Be sure to check with the local municipality as well since even if the lease permits an operation of a daycare facility, the local authority may require you to apply for permits, etc. and comply with the zoning requirements.
