month to month rental evictions
In the California laws, is a 30/60 day notice to terminate tenancy, still required if a tenant on a month to month rental in a mobile home park violates a section of the agreement in less that six months of tenacy?

The operative notice to quit for tenancies less than one year is the 30-day notice. You can’t serve that in the case of a lease for a specific term. But if the rental agreement is month-to-month, you may serve a 30 day notice to terminate the tenancy. OR, you may serve a 3-day notice to perform (stop the violation) and then sue if tenant continues to violate agreement. Call me for any questions (310) 806-9237. There’s no charge.
