Is a landlord of a privately owned mobile home in a park responsible for maintaining the trees in a safe manner, and if so are they then responsible for any damages to personal property by failing to do so? And can they refuse to maintain these trees in the future due to personality conflicts?

Mobile Home Tenant rights during bankruptcy of mobile home park
I currently reside in a mobile home park that is
undergoing bankruptcy. I own my home. What
are my rights if a buyer is or is not found? If I
decide to live somewhere else, would I still be
obligated to pay lot rent since my home would still
reside in the park? Can I have an amendment
made now to my current lease to cap and keep
the current lot rent price? Are there any Mobile
home organizations or the like in the state of GA?
Additionally, can you refer me to any information
which will outline what recourse is availble to me
in regards to ”trailer trash” i.e., broken commode,
washing machines in other ”neighbors”’ (and I
use that term generously) yards? The
management of the park may be leaving
themselves and has therefore been of little help.

Florida Foreclosure With Several Complications
Facts: Mobile Home w/ property bought by my grandparents (now both deceased).Willed the home to me. A mortgage bal of approx.$70K remains. I’ve been living in the home since purchase, but due to injury am disabled,almost 3 months behind on pymts. Also, Homeowners Assc. fees have NEVER been paid since moving in-they have sent several letters stating they will foreclose. The property taxes are deliquent and a cert.has been bought…the Co. who bought the tax cert.will be able to take claim of the property May, 2002. Today, the mortgage co. called stating if I did not post date a check for at least 1 pymt., ”foreclosure will begin ASAP and I best start looking for another place to live ”.
How long will the foreclosure process take? At this moment I have no place to go, and no funds yet to vacate the premises. If I were to begin Probate, would this slow the Foreclosure process? Also, what about the deliquent taxes and HOA fees… will this have any bearing on slowing the process as well? (Lender is unaware of these other delinquencies). I am very frightened at this point and in need of some answers. All feedback is deeply appreciated.

I recently put up our mobile home for sale in florida. someone called us and said they were very interested and asked if they could send us a deposit to hold the house for one week – until they could get a flight to fly and see it. we said o.k. then they called back and said they needed us to hold it for two weeks for them to get there – we advised them also that the price was firm and they never quibbled – they sent us a 500 deposit in a check and we told them on the phone it was non-refundable. when they got to the home after we held it for 2 weeks for them – they did not give us an offer or say they wanted the home – only said it was not worth what we were asking and wanted their money back. we said no – and that we held this property up for two weeks for them and told them it was non-refundable. they now sent us a certified letter stating we had 15 days to return the ”good faith” deposit to them – as they gave us an offer that we would not consider – and they have spoken to a lawyer and were told that it was illegal for us to keep and cash their money – please advise
