Tenant rent and damage liability
If a tenant does not pay rent for sept., and after I’ve given registered letters requesting rent, then a notice to quit (10/2)for non payment & breach of lease, and also letters requesting information response, and they still are on property on oct 2, then I notice their abandonment on the 7th, leaving substantial damages to the property. I sent a registered letter (10/7) stating that I had entered because of abandonment, requested the keys again, and gave the long list of damages.
Am I right to understand that they owe rent for sept, (”last” to be used for Oct), and any damages that exceed the one month security held (on acct. w/interest as required)? What period begins my 30 days to address security and damage claim? If they are not responsive, do I seek to collect via the courts-small claims?

Eviction notice with no supporting documentation or reason
I am in a mobile home – I own the home and rent the lot for a period of 4 years now. The lease is month-to-month. I have received a letter from the ”manager of operations” indicating that I have neglected previous notifications to fix certain violations and that I have cats that are not registered–he is also indicating a monthly fee. He has delivered an eviction letter for just cause- it is not a notice to quit, it is not from the courts or notarized, and the grammar is awful… Does the landlord have a process to follow prior to eviction for just cause? Does he have to show that I received notification and failed to act on it? Should this notification come from the court?
This manager has a tendency to threaten tenants to get things done. Thank you for your input.

Sorry to have to evict my brother’s family
My brother and his wife and 4 children moved into my house in August because they lost theirs for non-payment. Since then, they have kept NONE of the agreements they made with me which were condition of their being able to stay here. I want them out, and asked them to find other accommodations before Thanksgiving. Do I have to file a legal notice to quit if they are not tenents? They had agreed to help share expenses, but are not keeping up their end of things. I am a widowed mom of a young child and cannot afford (in any sense of the word) to have them continue living here. What should I do?

i allowed a ”friend” to move into my home with the understanding that it was a tempory arraingement (2 to 3 months max),no ”rent” to be paid, just help out with handyman tasks till he could get back on his feet and find new housing.
it is now 2 years, how do i get him out of my house? i have asked him/told him at least 6 times in the last 8 months to get out, that he is not welcome in our home any longer, but he just ignores me.
i had been told that i have to ”serve” him with a ”3 day notice to quit”, but since there was no ”money” involved i’m not sure that this is the correct form.
