Notice To Quit
I live in a CO-OP building on a month to month lease. In the first week of July I was given a “Notice To Quit” on August 1, 2000 from attorneys representing the building due to the sale of the apartment. I was only able to find an apartment for 8/31 occupancy. I arranged with the buyer of my apartment and the building manager to stay until 8/31 since the buyer was not going to move in until the middle of September. However, I was recently contacted by the attorney for the building stating that by law I have to leave by 8/1. The attorney informed me that the only way for me to stay until 8/31 was if he went to court to file a judgement against me, but I wouldn’t be served until 9/1. He also told me that I would have to pay his court costs. What are my rights if any? Should I pay his court costs? If not can I be sued? Can they withhold my security deposit. what happens if I pay the rent for August? thank you in advance

my situation is: I have sent a notice to quit to the tenants in my 2 famiy home for non-payment of rent which was delivered by a constable:they had 15 days to move out…they still have not left. I then had a constable deliver a 2nd notice in which they are summons to appear in court… Now my question is: they owe $3,350.00. I know I am going to get judgement for them to pay rent that is owed, but my fear is since I just recently found out that they are illegal they will eventually move out, not pay what they owe and continue to rent from someone under a different name and therefore iI will not be able to find them to collect. Is there any way I can change the locks and keep there things until they pay or ensure some way of getting what is owed?

Eviction of previous owner of foreclosed property as new owner
I purchased a property from a trustee’s sale. I have recorded the trustee’s deed at the recorders office 3 days ago. The previous owners are still residing in the property after 25 days after the sale, and 3 days after my deed was recorded.
I have sent him a letter with no response. What is the next step I should take?
Do I have to file an Unlawful Detainer at the court after giving him the 3 day notice to quit? From reading the Unlawful Detainer form, it seems to be for Landlord/Renter and not for foreclosures.

How can address or stop a notice of eviction. This is my house I previously sold to my partner for $1.00 to get a morgtgage on the equity from my house. I have paid all the mortgage payments. I need to know how to go about getting my house back in my name.
