I received a notice to quit today for neglecting to upkeep the grounds when my landlord has locked all the lawn equiptment up. There is no date to quit on this document and was stuck in my door when I came home from work. At the bottom it is not signed by a constabal. Any help would be appreciated.

Once the renter is served with a 30 day notice to terminate tenancy can , or why, would a landlord serve the renter with a 3 day notice to quit 3 weeks after the 30 day notice to terminate was served. Also, must they file an unlawful detainer. Lastly, if the renter files bankruptcy before the 30 day deadline what would happen in regards to having to vacate the property.

I have owned my home in Palmdale for 13 years about 5 years ago I was laided off from my job of 10 years (military). I bought my house as a single mother and had a FHA loan as a result my home was insured for the mortage. Ocwen Federal Bank bought my home from HUD and my loan was under them. In August of 1998 I was under a forbearance agreement with Ocwen Federal, my mortage payment was $450.00 a month, I have paid $800.00 a month since August of 1998.
I married in August of 1998 and my husband and I filed Chapter 13 in August of 1999, we stopped the bankruptcy in Nov. 1999. Last night (Dec. 10) at 5:30 a man came to my door and gave me a NOTICE TO QUIT, I am to be out of my home in 3 days.

I rented a home to a woman in 2005. She subsequently broke the lease, caused damage, and stole items from the property. Due to financial and personal reasons including but not limited to moving twice between two states I am just now filing my small claims case. My question is this. Is my own lease going to be my downfall and her gain? The following paragraph is in my lease (I downloaded from the Internet)

Tenant agrees, without protest, to reimburse Landlord for all actual and reasonable expenses incurred by way of Tenant’s violation of any term or provision of this lease, including, but not limited to $10.00 for each Notice to Pay, Notice to Quit or other notice mailed or delivered by Landlord to Tenant due to Tenant’s non-payment of rent, all court costs and attorney’s fees and all costs of collection. Both Landlord and Tenant waive trial by jury and agree to submit to the personal jurisdiction and venue of a court of subject matter jurisdiction located in …….County, State of ……. In such event, no action shall be entertained by said court or any court of competent jurisdiction if filed more than one year subsequent to the date the cause(s) of action accrued.
