Hello: I have a house that I rent out. The current tendant in the house has been there for about 9 years without an rent increase, and signed a lease on move in. However the lease has never been updated. My expenses are increasing, and I would like to increase the rent. The renter rents month to month basis and no changes to the lease have been made over the past 9 years. I’m currently looking for a way to raise the rent. Is there software I can use to do this purpose that would meet my needs and legal needs? I know that you are only supposed to raise the rent a certain amount and over a certain period of time. What are the rules and legal rights in rent increase and how would I do it? Are there forms I can download or use or software to purchase to help manage the issues ( rent increase and the others that arrise)?
How do I figure out what I can and cannot do according to the law of CA? Questions: What does the letter of rent increase need to include or say? What should the letter not say or include? What is the percentage of increase that I can increase the rent? How much notice do I have to give the renter? How do I notify the renter? What does the letter have to say and what can I not say? I have lived in a rental house for 45 days. I am on a verbal agreement for month to month. I gave the landlord a 2000 deposit cashiers check with my first months rent. He said it will be used as my last months rent. I have paid March and April with cashiers checks with my landlords name on them. I have copies. I received a Notice of trustees sale on my door on last Tuesday saying the house I live in will be going to auction on the fifith of may. My landlord said everything is fine and he is negotiating with the banks. But another property that he owns also had this notice so I dont really believe him. I am going to go to the sale on the fifth. What do I do? Do I pay rent on the first or wait. How long do I have to stay in the house. Please guide me in the right direction. How do I go about getting the 2000 back?Should I get out as soon as I can?

Termination of Tenancy landlord rights
My tenant has been living in the property for more than 3 years. He is now on a month to month agreement. Recently I sent him a 60 day notice of termination of tenancy. The 60 day notice expires at the end of this month. He is now telling me that I am required by law to give him relocation money. He says he will not move out unless I pay him. Am I required by law to provide him with relocation money because I am terminating the tenancy? After the 60 days are up do I need to file an unlawful detainer to get him out?

The landlord mentioned it’s possible that the charge will appear on our credit report. Or they may deduct it from our security deposit if we don’t pay in 3 days. Can they do that? and if they do put on our credit, what are we gonna do next? Can they take eviction action after 3 days if we don’t pay?

Old Question: We finished our lease in Feb and due to the economy we requested lower rent. The landlord approved it orally. We’ve been paying the new reduced rent for 3 months without any question. Now we decided to move and gave the landlord 30day notice. After 2 weeks, she gave us 3day Notice of Rent pay or Quit Notice. Asking us to pay the difference of reduced rent for last couple months. There was no new lease so we considered the new rent was month to month.
As a fact we forgot to get a writing approval from her when she approved our reduced rent. But why she accepted the rent for 3 months and now she dare say never proved it.

What are we gonna do? pay for the rent difference or seek lawful advice?

rental increase problem
I am renting my house to a company who takes care of adults with mental problems. The company has had a lease for several years. But they have choosen to go month to month for the pass year. I have given written notice of a 3% increase (with 45 days notice). It seems that they are not going to cooperate and still pay the old rent amount. Besides giving them a notice to leave what other recourse do I have????
