Hi, I have a question. My current six month lease ends in 7 days. I just told my landlord that I will not be signing a new lease and will be moving out in a week. He stated that if he did not find a new tenant he would have to charge me for the next month’s rent because I did not give 30 day notice. I reviewed the lease and it says “The term of this agreement is for 6.5 months, beginning on the 14th of August 2009 and ending on the 28th day of February 2010, at which time this agreement shall terminate without further notice. A “month to month” tenancy shall be created only if Owner accepts rent from renter thereafter.” Nothing in the lease says I must give any type of notice. Is it required by CA state law that I must give a 30 day notice. It sounds like from the lease that the agreement is over on Feb 28th. Thanks for any help you can give!

Rent raised before lease is over
I had a 1 yr lease agreement from 11/1/04 to 10/31/05, after which it would be month to month.
My landlord sent me a written notice on 7/25/05 stating that my rent would be raised after 9/1/05. I called the landlord’s office to explain that my rent cannot be raised in the middle of my lease term. The office person verbally told me to disregard the written notice.
It is now June 2006. I am renting month to month now at the same original rent, and just received a notice stating that I have an outstanding balance because I have not paid the full rent amount for the past 9 months, citing the written notice that they had sent to me (before my 1 yr lease was up, and even though I was told to disregard that notice).
My questions are:
1) Is this outstanding balance legal?
2) Am I liable for any monthly increases after 10/31/05? They told me to disregard the increase notice, and they have never sent me any other notices notifying me of an any increases.

Eviction—-Tenants with children
We have a rental being occupied by a family with at least 3 chidren under the age of 10. They are renting on a month to month basis. There has been a number of problems between us and the renters and we are to the point of wanting to evict them.
Is there any law that says we need to give more than 30 days notice to quit?
