What guarantee can a renter request from the landlord to assure that the rental property is not in danger of foreclosure during the lease agreement?

Residential Lease Requirements
My husband and I have been renting a room from a friend. We are ready to find a place of our own to rent. His credit is bad, although all of the problems date back at least 2 years. My credit is fine. I retained my maiden name when we married, for this reason. Are we legally obliged to complete seperate rental applications? Or can I be the leasee, and include my husband as simply a “tenant” ? Failing that, can I cosign for him?

On Oct.22,2006. I signed a lease and paid in full and advance for 6 mos. rent.
My landlord came by last Friday. wanting to know if I was going to continue renting.
I told him that I would consider it, as long as the Electrical problems(after moving in there was several problems discovered, which the landlord will not fix)were completely addressed and fixed.
He continued to ask me to consider renting a room to one of his newest emplyees (just moved here fronm Florida) I had a previous theft problem with his main employee.
He stopped by unannounced 2 nights ago. I didn’t answer the door.
He called today, asking me again to rent a room out.
He was telling me his house pymt is due the first week of the month and if I was going to have the rent.
I paid 6 months in advance for my rent(Last week in Oct.2006) I was assuming my rent is paid up until April 22,2007.
When is my 6 months rental lease up?

1. Do security deposits in CA need to be in an interest-bearing account? 2. If so, can I sue my landlord for not doing that? 3. For how much can I sue? 4. Do I have a three-day right-of-recission after signing a renewal rental lease? 5. If so, does it need to be in writing? 6. Is a lease ”valid” if one of the terms needs to be amended? 7.If not,is the validity determined starting from the amendment date or, once amended, back to the date of the original signing?

small claims venue
My spouse and I are defendents in a small claims case over a deposit refund dispute at the termination of a residential lease. The leased property is in Mammoth Lakes and the plaintiff resides in Mammoth Lakes as well. We reside in Palos Verdes (LA County). Our former tenant filed the case in Mammoth Lakes. We want to defend ourselves but it is difficult to make the hearing in Mammoth Lakes. Should the case have been filed where we reside – in Los Angeles County? If a Mammoth Lakes court is a proper venue, can only one of us appear even though both names are on the case?
