Repudiation of lease
I am an attorney and I would like to get out of my lease because I am moving my practive. I have one year left on a 2-yr lease. Rent is $1,100.OO month. Lease agreement is silent on my options. Landlord with not allow me out. I’m thinking that I should give notice and move out. Landlord will have oblibation to mitigate damages. I would be liable for reasonable time it takes LL to rent premises? Two-Three months? I need to move but I don’t want to be liabe for full year or rent. Please advise on what options I have to end my lease with minimal penalties. Thanks. Steve.

Redund a security deposit if tenants do not move in
I received a signed lease agreement and $500 security deposit to hold a home on june 15th with a move-in on july 15th. PRevious renters had frauded PGE and PGE removed the meter four days before new renters moved in. Took some work but we got a meter to be installed in time for move in. New reners felt this was bad karma and backed out. they want there deposit back. do i have to return it?

Evicting a tenant
I have a man renting a room from me with no lease agreement that was given 30 days to leave and he is refusing to leave. There is no written lease agreement and he has not paid in full his rent for this month. Other tenants are uncomfortable around him and he is a major nuisance and verbally aggressive using derogatory remarks towards other tenants. What can I do to get him out?

Landlord Harrasment
I leased a restaurant last year (2002). I did not agree with most of the unfair terms on the lease, so the Landlord promised to get a revised lease agreement. It has been one year & I have not yet received the new lease.I am paying my rent on time every month. The Landlord is calling frequently, has visited the restaurant without previous notice- shouted and nearly hit me, saying I have to pay all estate taxes & water bills. The worst demand of his has been repeatedly asking me to pay the grease trap bill for (2001) the year when he owned the restaurant, I had not even leased the building. He has now sent a 3 Day notice to Pay or Quit.
Can I sue him for harrasment. Is the lease legal if I have not initialed on the first two pages of a 3 page lease?
I am going thru’ terrible mental tension and my business is suffering due to this. Pl. Help!

sublet confusion
i entered into a lease contract understanding that our leasor was the landlord. My (supposed) Landlord did not inform me that he was subletting to me until my lease agreement was up (9 months), and even then he did not explicitly state this. Without knowledge of my leasor’s initial lease agreement and its standing on subletting, do i have any ground to stand on as far as recouping my security deposit? My leasor is deducting from my security deposit as a result of the property’s condition as it was when I moved in. I have no documentation of the before/after condtion of the property during my tenancy. Thank you for your time and help.
