I have a lease with a roomate and it’s up in February, I am moving to Texas at the end of the month to go to school. My name is on the electric bill and my roomate’s name is on the cable/phone/internet, we have verbally agreed to pay half of each bill. I have been paying all of the electric bill and the cable/phone/internet since the lease began in February because my roomate was on unemployment. They recently got a job and still have not made any attempts to help pay. I have agreed to pay my half of the rent even if I move out which I think is the right thing to do. My roomate does not want me to find another roomate to take over my half of the rent even though my rental company told me that I could do that as long as they met requirements to move in. My roomate is threatening to sue me for the bills. Am I obligated to still pay the electric bill and cable/internet/phone even if I am not living there using those ammenities? I realize that being on a lease I am responsible for my part of the rent for the remainder of the lease.

Subleasing Agreements
I have been subleasing an apartment in San Francisco for the past year. There was a verbal agreement up front that after 6 months I would take over the lease in my own name. The person subleasing to me has charged me $100 more per month than he is paying the owner of the building, so I have basically put $1200 in his pocket. The original agreement was that the extra $100 was to cover the stove and refrigerator he had replaced while living there, without seeking compensation from the owner. However, now that he has decided to pass the lease on to me he plans on removing the refriferator and getting reimbursement from the owner for the stove. Is it legal to charge more than the going rate for a sub-lease agreement?

My landlord by phone informed of a $300 rent increase effective for next months rent. I currently have a one year lease that will be up in May 2000, which does not state that the landlord can increase my rent from the original amount on the lease agreement. What are my rights as a tenant concerning a rent increase? What are his rights as the landlord?
