landlord does not surrenter property at time of lease start
I have a signed lease agreement with date to begin occupancy. I
also have given security deposit. Landlord has had 2 months prior
notice to have residence ready and 4 weeks since signing of
lease. Landlord says he does not have ready for date agreed
upon and listed on lease. I have to move from current residence
and have no been given any assisting options from prospective
landlord. What can I do ? I will be without home soon.
please help point me in the right direction for help.

Security Deposit refund after4 years
I refunded a security deposit to a tennant even though they did not complete their lease agreement and opted for early termination. Apparently, they have not cashed the check for over 4 1/2 years and now they contacted me want me to honor the check. They did not provide me with their forwarding address so it was impossible for me to contact them. Must I now honor the 4 1/2 year old check?

Oral residential 1 year lease
Lessee moved in January 14th, 2008. I advertised property as one year lease. Lesee provided $500 security deposit. The money exchange was the consideration for my offer and the money and him moving in was the acceptance of that offer. I never created a written agreement. Last month, around this time, lessee provided written notice of his intent to vacate, breaching oral lease agreement. Just about 7 months remain on the agreement. What is my recourse, and do I have to return his deposit? I have put the home on a roommate matching website to advertise, but haven’t had any takers yet.
