Is this lease invalid?
Virginia lease agreement. Tenants are listed as my husband & I. Husband signed it, but I never did due to concerns. Made numerous attempts to meet Landlord (LL) to discuss, but she never met w/ me (too busy). Lived here 1 month (paid rent on time), but due to non-responsive LL, we want to move. Will forfeit deposit = 1 mo rent. LL initially agreed to release us as long as I found a new tenant. Found 4 good applicants, but she thwarted deals by not returning their calls,etc. Again – non-responsive.
Clause in lease says “The Lease(L) will not be considered valid by the LL, until EVERY signing tenant (T) and co-signee listed at the beginning of this L has signed and returned his/her L copy. In the event that one or more T’s listed at the top of this L fails to sign and return their copy of the L, the other T’s will not be forced, by virtue of their returned signatures, to assume responsibility for the residence. Subsequently, in the event of such a circumstance, all listed perspective T’s forfeit possession of the residence.”

Does this clause make lease invalid or can we be held liable for year’s rent because we lived here for 1 month?

In the brochure for the apartments that i moved into, it was clearly stated that a washer/dryer was imcluded in EVERY apartment.that was a major factor in my choosing this apartment.I was assured that the apartment was ready to be moved into.I moved into the apartment on 9/03/05 and found that the apartment was not even close to being move-in ready, even though they were given two [2] weeks notice of our move in . The day i moved-in, there was no washer/dryer,refridgerator,stove,dishwasher or disposal in the apartment. the heat and air-conditioning was not working either.my apartment has been flooded [3] three times, with very minimal clean-up afterwords.My brother and his wife and children moved into the sane apartment complex as me,on the same day as me.We have made numerous complaints to the management, to no avail. WE have both asked for the manager bosses name and number,but were refused numerous times.We have found the info. on the internet and contacted the owner with our complaints. We were told that things would change and our problems would be fixed asap, but still, nothing at all has been done. My question is ”what kind of recourse do we have? ” and also, ”can we sue ?”

I live in a mobile home park. Utilities are individually metered, read by the park manager and a statement submitted each month noting lot rent and utility breakdown. According to the lease agreement, the landlord has the right to charge a 10% late charge on RENT. However, they apply the 10% to the utilities as well. It is my understanding that they cannot charge a late fee on utilities unless they (in turn) have to pay such a late fee. I see the possibility of a class action suit here. Am I correct?
