breaking a lease
My son and his girlfriend signed a lease 8/2/07 to move to an apt. 8/18/07. His girlfriend has broken their relationship and my son cannot afford rent without her income. What can be done to break or rescind the lease agreement?

We moved into a house in June 25 2008. I just found out that the landlord has let the house go into foreclosure as a notice of default was filed on 2/27/2009. The landlord showed up today and left a notice to terminate month to month lease, that gives us 30 days to find a new place and move. Can he do that? It seems to me that we are still in a 1 year lease agreement until the end of June 2009. Most likely his foreclosure process will be over May 27 and he will no longer be the owner. Also it is my understanding that if we have been here a year he must give us 60 days not 30 days. Side note, landlord has been unreachable as our heating and AC unit went out in October, and the house has flooded numerous times from rain.

I’m starting a new LLC and am reviewing the landlord’s lease agreement. It is a three year lease, and states that I am responsible for the monthly lease, even if the LLC goes out of business. Who can the landlord go after, only the LLC and its assests, or also the personal assets of the LLC founder/owner. The lease payments for these 3 years is over $100,000. Any ideas for negotiating a fair lease for my LLC and the landlord?

validity of lease agreement
moved my daughter into an apartment in May, submitted requested application to landlord. apt already occupied by another tenant. Now, the other girl wants my daughter to move out, and the landlord states lease not valid because he never signed it. Have paid rent twice since May. what are my rights? Can he evict her, or does he have to honor the lease agreement?

I move in Oct of 2003 and signed a years lease. The apartment advertised an indoor pool and fitness center but I was told that it was not finished but ”coming soon.” During the term of the first lease I again asked about the pool/fitness center and was told the same thing. Also during the term of my lease, I became pregnant and wanted to move to a bigger apartment that was also away from the daily commotion of the crack heads that lived below us. So we signed a new lease August 2004. After I signed the lease I asked again about the pool/fitness center and was told by the new manager that it would never be open for use because of some county ordinance that would not allow tenants to use the pool/fitness center as it was attached to the leasing office. I asked for permanent reduced rent for their false advertising but was given a credit for one month. Can I sue for to reduce my rent or terminate my lease agreement without penalty? Thanks!
