Lease Agreements and Breaks
My roommate has decided to move out of our apartment, which we signed a 1 year lease to in August. I have not violated any rules according to our lease. She would like me to sign a form to break her from the lease. I would like to know if there is any way she would have to pay her half of the rent untill I found another roommate? or any other advice to this matter!

Lease with passed away landlords
A few months ago my landlords passed away. The property I was renting went to the husband’s parents. I had a lease with the wife. I still send my rent checks to the estate of the husband. I have am half way through my lease but found a property to buy. I am fine with losing my deposit and breaking the lease if I am able to buy this other place. My question is, with the landlord I have the lease with dead, am I still held by that lease agreement?

I signed a 12-month lease with a self-extension clause. The clause states that a 30-day notice should be provided 30-days prior to the expiration of the Lease Agreement. I subitted a 30-day notice of not wishing to extend the lease for another year and wish to remain as a tenant-at-will. The reponse I recieved from the landlord was after the the lease termination date,was a notice stating: that there is no month-to-month tenancy and if I don’t vacate in 14-days that the lease self-extend. Can the lanlord do this and hold me liable for another year if I don’t wish to vacate within 14-days even after I submitted notice that I do not desire to stay for a complete year? I thought that after a 12-month lease expires your are automactically considered tenant-at will.

Cancellation of Lease
Does a signed lease agreement automatically become null and void if, 2 weeks before the effective date of the lease, a co-signer changes his mind about co-signing, the landlord informs the tenant via telephone that he is no longer willing to go through with the lease, and returns the uncashed deposit check to the tenant? The landlord still has the signed lease in his possession. Is there anything the tenant should do to protect himself from the landlord later claiming monthly rent payments under the lease?

Repudiation of lease
I am an attorney and I would like to get out of my lease because I am moving my practive. I have one year left on a 2-yr lease. Rent is $1,100.OO month. Lease agreement is silent on my options. Landlord with not allow me out. I’m thinking that I should give notice and move out. Landlord will have oblibation to mitigate damages. I would be liable for reasonable time it takes LL to rent premises? Two-Three months? I need to move but I don’t want to be liabe for full year or rent. Please advise on what options I have to end my lease with minimal penalties. Thanks. Steve.
