My tenant advised me less then 30 days ago that she purchased a house and would be moving. Her one year lease is up in three months but she said she would honor the lease and pay the rent till the end of the agreement. She moved out in early August and did not pay rent till October as per the lease agreement. She is currently 18 days behind in payment for August. She will not answer her phone. I’m not sure if I can enter the rental at this point since I’m not sure she is completly moved out.

1. My tenant currently has a month-to-month lease. The apartment is on market now. Per our lease agreement Landlord may show the apartment to possible buyers(at reasonable hours).I am out of state. My tenant failes to
cooperate with my broker.
2. On Janury 15 I sent(cirtified mail) to my tenant written notice of termination with 30 days prior notice and asked him to vacate the apartment on February 28.
He sent me a check – February payment.I have not deposit it yet. My broker explained if I accept this check the tenant supposed to vacate the apartment only on March 31.
Per my understanding security depost is not considered as a monthly payment. It is like a damage security… will be
returned after inspection.

If there was no lease agreement drawn up or signed. can my aunt take me to court for so-called outstanding balance. just a verbal agreement no witness just she and i and my minor daughter. two stayed in her ex-husband home,just moved out this year. was paying her $500 a mth. but she did want to repair the house. replace hotwater heater,fix the wiring in house ,rid mold, or repair leak in house. do i have to pay her anything.

I am currently renting a condo in Brooklyn, NY. I have a one year lease that started on July 1, 2007, and ends on June 30th, 2008. On March 21, 2008, I obtained new employment out of state starting in June of 2008. I emailed my landlord (who lives in Moscow) and informed him of my new job. I informed himt that I would like to I move out ”as soon as possible.” He agreed to put the apartment back on the market to rent. We agreed to help him find a new tenant. My lease states that I have the ”right to terminate the lease with 60 days written notice before the last date of moving out.” We are moving out on May 29, however, my landlord is requiring us to pay for the month of June ($2,000). So, what should I do now? I do not believe I have to pay the amount since I gave notice of my desire to move out of the apartment over 60 days ago. My landlord has been aware of my intentions. He has a $4,000 deposit. We have emailed him requesting information for our check-out and a final decision on the June rent. We hope to solve the issue directly with our landlord but foresee the possibility of having to take legal action. What are my options? Do I have a legal basis to challenge his request for the June Rent? Thanks

My 19 year-old-daughter is a college sudent. She signed a lease with 3 other girls for an appartment. In the lease all are responsible for the total rent. The lease is form 5/12/07 to 5/12/08. Parents were also ask to sign a Guaranty of rsponsiblity which I did not sign. I have found out that the apartment comlex offers a individual contract but was this offer was not made to them. I called as was told there is one and but with an addistional monthly fee. I asked for a copy of the agreement and that I want a individual lease for my daughter. I was told the papper work had been already signed. What are my leagal rights to get an indivdual lease.
