My daugther rented an apartment and needs to get out of the lease. Upon reviewing the lease, we noticed that the rental dates are March 27, 2006 through March 28, 2007, but at the top of the lease, it mentions the full amount to be paid in a twelve month period. Since the lease dates are as they are, are we required to re-sign the lease, and if so, can we now break it? She lost her job and is unable to pay the rent and would like to move in with me.

Also, they owe her a 500 referral fee, which, of course, we would waive. They are trying to get out of paying it. Initially she was going to give it to a friend who moved in the same complex, and while the friend signed a document saying she was referred, and they did in fact credit her the $500.00, my daughter was also suppose to sign a document relingishing the funds. She never did and wanted to apply it to her rent. They rescinded it from the friend, but won’t apply it to my daughters account, althought hey are benefiting from the referral. They are now saying the friend has to acknoledge she was referred. Its annoying, because the friend did not have to do so when she recieved the initial credit. I know its confusing, please. Can you help?

changing a month to month rental agreement
I have a month to month rental agreement and it has been like that the 8 years i have lived at this address. my rental agreement says that all utilities are included with the monthly rent LL pays everything. Now LL wants tenants to pay all utilities and comit to a 6 month lease. Isn’t there a special form that they have to serve you with to change the terms of the rental agreement as far as the utilities go and can I be evicted if I do not want to comit to a 6 month lease The power to the building is going to be shut off today please help with advise on what I should do …….thank you

Clarification of Terms in Rental Agreement
My rental agreement states:

Automobile Repairs: Please do not repair cars on the premises (other than minor adjustments) unless you have written permission to do so. NO CHANGING OIL. No major repairs.

I own a purpose built 4 wheel drive vehicle which I use only for recreation. It is highly modified and built for the sport of rock crawling. I would like to understand to what degree the landlord is bound by the terms stated in the rental agreement. The term repair is defined as “To restore to sound condition after damage or injury; fix: repaired the broken watch”.

If I perform actions like modifications or improvements which are not the result of an intent to “restore to sound condition after damage” as repair is defined am I in breach of the rental agreement?

My jeep has four doors and a rear hatch. All of the doors and the rear hatch are removed when I take the jeep out on the trails. All of these items are very easy to remove; it totals 16 bolts and about half an hour of work. I feel this is a minor adjustment.

I would like a little help understanding to what degree the landlord is bound by the specific terms stated in the rental agreement.

Im a renter. No lease just rental agreement which says no pets in house or in garage. I found a puppy and put him on the screened in back porch for 2 days until animal rescue could pick him up. Landlady came by and told me to move in 30 days she was puttin the house on the market. I spoke extensively with her to change her mind but to no avail. Can she do this and what rights do I have?
