My mother owns a property in the city I live. She lives in another city. I leased the property for her and signed it as the landlord in my name. It was a 12 month lease. The lease is a standard NC Residential Lease Agreement. Tenants have paid the 12 months and are now in a month to month lease. My mother wants to ask them to leave with a 30 day notice. It is mid April and she wants the 30 days to be effective now having them vacate mid May. The tenant had paid all of April. Question: does the 30 day notice have to be effective starting at the END of April, which was paid in full or can the notice be effective now so they have until mid May to vacate.

My spouse and I are defendents in a small claims case over a deposit refund dispute at the termination of a residential lease. The leased property is in Mammoth Lakes and the plaintiff resides in Mammoth Lakes as well. We reside in Palos Verdes (LA County). Our former tenant filed the case in Mammoth Lakes. We want to defend ourselves but it is difficult to make the hearing in Mammoth Lakes. Should the case have been filed where we reside – in Los Angeles County? If a Mammoth Lakes court is a proper venue, can only one of us appear even though both names are on the case?

Deducting from sceurity deposit
We recently ended our residential lease agreement because my husband joined the army and we had to relocate. $500 was deducted from our security deposit for the following reasons: reconnection of water and electricity for the new tenants, new lock for the new tenants, additional pet deposit although we only had our pets there for one month and informed the landlord, misc. repairs that were not mentioned during the final walk through. Can we be charged for these thing?
