Can spouses or close family members Witness POAs, Wills, Advance Directives?
Is it legally permitted for spouses and other close family members to sign as a Witness on a Durable POA, a Will, and or an Advance Directive in New Jersey, or must Witnesses be non family members for the above 3 items to be legally binding? Thank you.

I have a tenant that is now 15 days overdue for his rent. This has become a recurring habit with him ever since his girlfriend left the apartment (she left because of his drinking problem). Can you tell me what I have to do in New Jersey to evict him? I’ve been putting up with late payments because he was a good tenant, but I’ve finally had enough. I could also be getting much more in rent with new tenants. I printed out a notice to quit letter but I don’t know where to go from there. Any help would surely be appreciated. Thank you

I just paid a realtor his fee and gave one month security deposit on an apt 2 days ago. The apt is a month to month lease and I was due to move in on Feb. 1 at which time the 1st months rent was going to be due. Other than having filled out a credit application i did not sign a lease agreement. I have changed my mind about renting the apt for personal reasons. Can the realtor, by law, keep the fee and can the landlord keep my security deposit, by law, if I have changed my mind. The old tenants are still there and will be out by Feb 1. I have not yet been given the keys to the apt and I was not obligated to pay 1st months rent until Feb 1. Am I going to lose out on $1920? Please advise.

Lease Renewal
I am currently renting (4 years now) and have renewed my lease every year. Typically every year in the past the rent has increased as well as the sec. deposit. This year I did not receive a lease renewal form. I have continued paying the regular rent (without the increase) for 4 months now. I now need to terminate my lease (I am buying a house.) The housing assoc. admitted that I did not receive a renewal form and said I could do a ”buy out” (2 extra months rent for terminating the lease). Is this a trick? Am I on a month to month lease with them now? The lease says that if the renter does not return the lease renewal form (which I did not return because I never received it), it is automatically renewed for an additional year. Does this mean that I am on a yearly lease with them? Can I leave at any time with a months notice and avoid the buy out? I would think that I am on a month to month with them, but since the lease says that it’s an automatic renewal, where does that put me? Should I consider myself lucky to get a buyout? Thanks.
