how to legally let children have full use of property they will inherit
I have some property with mobile homes that I want my children to inherit upon my death. I want them to be able to use these properties now as their own and make them responsible for any taxes and insurance. what type of contract or deed do i need to do?

You could just draw up a lease with a rent of $1.00 per year, and, in the lease, say that they are responsible for taxes and insurance. On the other hand, why not just deed the property to them now?
