A quit claim deed conveys all of one person or entity’s interest in real estate to another person or entity. It does not, however, guaranty that the grantor actually owns the real estate. In other words, I can quit claim the Old Capitol in Iowa City to you. If I own it, great, now it is yours. If not, there are no problems for me–you just received a worthless piece of paper.
