Problems with evicted tenant
I evicted a tenant who then moves in with another tenant in my building. They are now on the verge of losing their apartment for brech of contract. This former tenant is a BIG problemm and so are her kids. I know I need a 30 day Notice to Quit but I’ve run into problems. HELP!

A 30 day notice should be served. Do not collect rent past the expiration of the 30 day notice. If the tenant does not pay you that amount, serve a 3 day notice to pay rent or quick. Contact us if you have any quetsions.

Serve the thirty day notice on the tenant that took in the already evicted tenant, and also on the previously evicted tenant. If they pay you any rent past the 30 day notice that revokes the notice. If payment of rent when due isn’t done then serve 3 day notice to pay rent or quit. The problem with your facts is you’ve told the motive for the crime but not the facts of the crime. It’s difficult to give legal advice. When you simply state that an old tenant moved in with another tenant and you need help. You seem to infer that you expect to have a problem with the 30 day notice. But don’t say what that problem might be.
