Property Line Dispute
My neighbors and I have always agreed on where the line is even though it is 25ft. short on the deed.
Recently, they sold their land. The new owner is building a house to sell.
I own a mobile home on private land in the city limits and under my
ordinance, there must be 25ft. from
house to line, if I lose the 25ft. then
I will be to close to the line.
I have solely maintained this 25ft.
and had it dozed when I bought it.
I have maintained this land for almost 13 years.
I need to know what my options
are and what I can and need to do.
I need my land.

    Your options will somewhat depend on the reason the deed is incorrect, and who was responsible for the error.

    Sometimes a correction deed with an affidavit from the person who prepared the deed is enough.

    Another possibility is to get the other owner to agree to corresponding changes in the deeds their are errors on both.

    If no cooperation is likely, then the final, and most complex option, is to file a court case to quiet title to that portion of the property under any available theory.

    You will definitely need an attorney for a quiet title case, but I’d advise consulting with one on any option you choose, because getting the language of the deed correct is almost impossible without guidance.
