property rental lease
I rented a mobile home with a 8 month lease. the man died during the first month.who do I return the security deposit to, his caregiver,his family or the probate court if there is one. Can I retain part of the deposit for the next months rent due to not having enough notice as per the lease .finaly what can I do with his belongings if his family does not remove them?

Contact his family. The security deposit is an asset of the estate. I would not just hand it over to someone without court approval.
