We moved into the house we are living in on Feb. 15, 08. We signed a year lease then a month to month, after that. The owner has pushed the subject of buying the house on many occasions. He had to relocate to New Mexico and he received a moving package through his employer. This passed Saturday he called and said it was urgent to speak to us. We called him back on Sunday and he informed us we need to buy to house or we’ll have to move in 30 days. He said the notice was overnighted to us, which we never received. Then he said he sent us a 45 day notice, which we never got. He wants us to buy it as a short sale. My question is does he decide to short sale of the house or does the bank? He receives our rent every 2 weeks via direct deposit. This coming Friday we will be paid up to the end of July. He also wants us to counter the 30 or 45 day notice with a notice of our own. That sounds wrong to me but is that necessary. In the past when we attempted to stop the direct deposit because my wife gets paid every two weeks. he left us an unpleasent message if we do that he would stick a for sale sign the next day in the front. He did not honor returning my wifes extra check in January that is why we are so far ahead in rent

Hi,
I have been living in an apt in Los Angeles since Aug 2000. I have a 12 month lease and month to month after that.
However, I was made to sign a new 1 yr lease at the end of the 1st year as my roommate changed. Is this appropriate?
Also, I have extended my lease (starts 20th Aug 2002) but would like to cancel that and get someone to replace me(MY current roommate is goin to continue in this apt). Would this be ok as my new lease hasn’t kicked in yet and I am finding a substitute? My Landlord says that it is ok if I want to add another person to the lease but no names would be taken off!!

commercial tenant will not leave
We have a commercial tenant, their one year lease expired 09/06 they have been on a month to month with no verbal or written agreement, we sent a certified letter 30 day notice to vacate the premises on 11/06, they said they needed to find new space. We sent certified mail again on 02/01/07 to vacate by 02/28/07. Tenant is avoiding us and we got a letter from the county of San Bernardino that the tenant is in default of a payment agreement for their business license and we are resposible since the tenant sublets from us. Our property is a leased airplane hanger from San Bernardino County. What is our next step to make sure the tenant is out by the 28th. Can I change the locks on March 1st?
