new landlord / old tenants
I am a new land-lord and would like to tell the existing tenants of my needs for tenant rules.
Such as (1) Utilitys must stay on,(2)Increase of rent,
(3) Bi-monthly inspections,(4) A deadline for payment of rent,(5) late fee for overdue rent, (6)Living area must be kept clean, (7) damage to property will be taken out of deposit, and the deposit must be replaced.
May I put these rules in a new a new lease agreement to over-ride the old lease agreements?

If a person has signed a formal lease agreement with an apartment complex for 13 months for a set amount including rent and tax – if the taxes increase in the city during the 13 month lease – Can the complex raise the rent on the resident or does it have to remain at the contracted amount with the calculation of rent and tax as it was when signed?

I have just moved into an apartment after the previous tenant has broken her lease agreement. She moved out on the 17th of June. I moved in on the 18th of June, as the property manager gave me a key to the place and said that I could move in as soon as I wanted to, since it was paid up through the month, and she had broken her lease. The property management company had me sign the lease starting July 1st. The former tenant is trying to hold me responsible for the rent on the unit from June 18th to July 1st, payable to her. Isn’t it the responsibility of the property management company, since they let me move in early?

Tenant’s rights over a lease agreement
I want to lease the ground floor of the commercial 3-storey building that I have in a town of Kerala.The two other storeys are occupied by banks.

The local company that is asking the ground floor has a reputation of accquiring the buildings that they rent in the past.They are giving me good rent and deposit and I would like to give them the Ground Floor.Their condition is that they need the premises for ten years.They are ok with registering the agreement.Is this safe or should I make 11 month agreements for the 10 years?

Is it safe to rent the premises for such a long period?I heard that the agreement has no much value when it comes to issues with the tenant and that the Rental Act is what the decision is based on?Is this true?How could I safeguard my building?Please advise.My agreement is really strong as I have consulted an attorney for preparing it but I am still worried as people say that the tenant ends up accquiring the building eventually.
