termination notice
My landlord gave me an eviction notice that I believe is not valid. I was late paying October rent and on October 6 gave me a termination notice to vacate by November 6.
I have been a tenant for just over a year and have heard that as a month to month tenant I’m entitled to a 60-day notice of termination. Even if that is not so, my rental is by calendar month so I believe a 30 day notice must be given for a complete calendar month, not a partial. So even if the October 6 termination notice is valid it would not be effective until November 30.
Where can I find out if the 60 day notice is a requirement, rather than a 30 day notice, and if the 30-day notice is sufficient time-wise, can it be done from the 6th of a month to the 6th of the next month as was done here.
Also, the landlord has told me in writing that if I’m not out by noon on the 6th that my belongings will be taken out of the house and placed in the front yard, the locks will be changed, and items left after 3 days considered abandoned and thrown away.
What are my rights in this situation?

Renting a home going in foreclosure
There has been letters coming to our home we are renting that say the home is in preforeclosure. I joined one of the foreclosure websites to check and sure enough, the ladlord has received a notice of default last month. I contacted the owner and only told him that there is loss mitigation letters being sent here and he said oh yeah, we are trying to get a new loan on that property. His other home come to find out, is also in foreclosure. We do not have a lease because we both agreed 2 years ago to do month to month. Can we legally not pay rent any longer so we can use this to move in the next month or two, or can the ladlord sue us? Looking at his situation it looks impossible to get into a new loan and save the home. We are very honest people with children and don’t want to end up out on the streets. Any body have any suggestions?

Question: What is the procedure of evicting a tenant that is living on a month to month basis with no contract?Also how many months or days are we required to give them ?

Does this answer also pertain to New Jersey? If not what legel rights do we have. We rented our house to a couple who the Husband was a friend of ours at a very low rental rate $600 per month in this areas all houses the going rate is $1000 and up per month. The couple caused a few disturbances ,she had a restraining order and he finally moved out. Now we want the house back to rent it in relation to the proper fees in this area. 7 days to vacate
I was property manager for a management company on a month to month lease contract (which we both signed). In September the new property supervisor fired us without any cause or warning, he basically handed us a letter and told me to vacate in 7 days!? I was stunned and disheartened but left to avoid getting an eviction on my record. Can I sue them for anything? Were any laws broken?
