Lease agreement- New Orleans LA
I live in New Orleans and have a 2 year lease agreement for my home and business (located in the same building)… the roof has been leaking since I moved in and now mold is growing everywhere and there has been mosquitos nesting in the walls. Is the landlord responsible to fix it and is there any way for me to break my lease and get my deposit back. It is not safe for me to be there and I have had to cancel about 15 of my appointments over the last few months becuase of the rain running down the floor through my office. Thank you

Tenants belongings
A tenant gave notice to terminate month to month lease agreement in July. The tenant moved out and left belongings. I verbally informed the tenant to collect the items because unit was under a new lease with a new tenant. Old tenant never collected belongings. Am I responsible for the belongings now after 9 months?

I sold a car to a friend of a friend ( I know, stupid) She was supposed to pay $2500. After we switched the titles over she said she had to go to the bank for money, then only gave me $900. She said she told her friend that was the agreement ($900 now and then monthly payments). She never talked to me about it. It was miscommunication and my fault. I’ve never sold a car before. We made up a promissory note with payments and she missed the first payment. Now she moved to another city and told her friend she wasn’t going to pay me the rest. There’s another big mistake on my part. When we switched the titles and did the bill of sale we did it with $900 as the sale price. But I do have the promissory note. Is there anything I can do?

If you sell a auto and buyer did not transfer the title till a year later and the seller is BK-7 and the Bill Of Sale was dated in 2002 way before the 1 year statute of disposing of assets, but the title was not transferred till within the statute as a donation because the buyer was negligent and avoiding responsiblity in insurance and fees and would have to pay extra. Is the seller in jeporady because of the ”donation” not being disclosed.

Legality of bill of sale
OK my girlfriend signed a bill of sale to purchase a vehicle. She also put a deposit down on the vehicle. 2 days before the finance company cuts her a check to give to the dealer, he calls her and tells her the car has been wrecked by his daughter. H could not provide any type of accident report or anything to prove the car had indeed been wrecked. We believe he sold it to someone else. So I actually have 2 questions. (1)Was it leagl for the dealer’s daughter to drive the car? (2)If he did sell it to someone else,is a bill of sale enough to brings a lawsuit against him?
