If I Quit Claim a piece of property to my son but still have a vested interest…

If I Quit Claim a piece of property to my son but still have a vested interest in that property, can any type of transaction, ie: property is used as collateral for a loan, Quit Claimed to another party, or any other type of transaction, be completed and considered legal without my knowledge or signature for the transaction?

  1. If you convey title (your entire interest) in the property to another, they can do anything they want with the property without your approval. I don’t know what you mean by a vested interest. Also you have not stated why you are conveying title to your son. You should retain counsel and explain what you are really trying to accomplish, then you can be advised how to do it, properly, and protect your interest in the property.
